Deeds Office Searches

Inclusive of property, individuals, and companies, we conduct thorough searches to verify property ownership and any existing encumbrances.

File Reference Number

We open file reference numbers using AJS (or a similar system as per the law firm’s requirements).

Secure Payments Process

We send online SMS notifications to purchasers, confirming the law firm’s banking details and file reference numbers for payment purposes.

Transfer Documentation Drafting

Once drafted, we print transfer documentation for signing at the law firm and notify the relevant conveyancer.

Outstanding Rates and Taxes

We apply for outstanding rates and taxes figures at the relevant Municipality.

Rates Clearance Certificate

We obtain rates clearance certificates and promptly email them to the relevant conveyancer.

Transfer Duty Receipts

We handle the process of obtaining transfer duty receipts and exemptions from SARS and email them to the relevant conveyancer.

Finalization of Deeds

We ensure that draft deeds are accurately finalized and emailed to the relevant conveyancer for review and signing.

Lodgement Confirmation

We confirm the lodgement of documents at the Deeds Office to all relevant parties.

Registration Confirmation

After successful registration at the Deeds Office, we notify all relevant parties.

Progress Reports

We furnish regular progress reports to all relevant parties.
